F\u00fcr 2024 sehen die Zahlen wie folgt aus: Netto hat die meisten Filialen aller Lebensmitteldiscounter in Deutschland er\u00f6ffnet \u2013 72, gefolgt von \u00a0Aldi Nord (43), Penny (26), Lidl (24), Aldi S\u00fcd (22) und Norma (16). Quelle: Lebensmittel Zeitung (LZ) und Nielsen IQ.<\/p>\n\n\n\n<p>Netto bleibt damit wichtigster Mietpartner der Handels-Immobilien-Branche. Netto expandiert vor allem im l\u00e4ndlichen Raum. Aldi und Lidl nehmen vor allem Metropolregionen ins Visier, was aufgrund gestiegener Grundst\u00fcckspreise und Herstellungskosten durchaus unwirtschaftlich sein kann. (In Sondersituationen wie Corona zeigte sich noch etwas anderes, am Beispiel Drogerie, dass dm in Gro\u00dfst\u00e4dten wegen mangelnder Frequenz gelitten hat, Rossmann in kleineren St\u00e4dten und Fachmarktlagen stark profitierte.)<\/p>\n\n\n\n<p>Zur\u00fcck zum LEH, im Detail: zwischen 2022 und 2024 haben nur Netto und Aldi S\u00fcd ihr Filialnetz relevant vergr\u00f6\u00dfert. Bei Netto ein positiver Saldo von 68, bei Aldi S\u00fcd (82 Er\u00f6ffnungen\/37 Schlie\u00dfungen) betr\u00e4gt der Saldo 45. Aldi Nord er\u00f6ffnete zwar h\u00e4ufig (114), schlie\u00dft aber auch viel (110),\u00a0\u00e4hnlich Lidl: Er\u00f6ffnungen 74\/ Schlie\u00dfungen 71,\u00a0 bei Penny (82\/95) sogar mehr Schlie\u00dfungen. Die umsatzkleinere Norma (58\/40) w\u00e4chst bescheiden aber stetig. In Summe wurden zwischen 2022 und 2024 so 626 Filialen er\u00f6ffnet und 503 aufgegeben.<\/p>\n\n\n\n<p>Ein weiterer Unterschied: bei Netto kann man mit einer Erweiterung von 800 qm auf 1.000 qm Verkaufsfl\u00e4che und Investitionskosten von ca. 1,5 Mio. Euro die Mietrendite besser steigern als z. B. mit Lidl. Letzere wolle am liebsten neu bauen, das okay der Zentrale gibt es nur, wenn der Umsatz gegen\u00fcber der Bestandsfiliale um rund ein Drittel gesteigert werden k\u00f6nne.
